    3. Agreements
    What length of tenancies do you cater for?

    Currently we have no maximum length for our tenancies. The minimum length that we have are 6 months and 12 months.

    4. Tenant Fees
    Q1) Are Admin Fees charged?

    A1) Yes. An initial non returnable admin fee is charged when the tenant decides to enter into a new tenancy. This is ONLY for fixed term tenancies. NO Fees are charged when the tenancy becomes a Statutory Periodic tenancy.


    Q2) What are your Admin fees?

    Obtaining Identity, Immigration and Visa documents

    Obtaining references from current or previous employers/landlords

    Obtaining any other relevant information to assess affordability

    Contract negotiation (Amending and agreeing terms)

    Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as provision of documentary guidance and assistance during the tenancy

    Explaining how appliances function and taking meter readings for utilities and services and informing the relevant companies

    Provide tenant(s) with all contact details including 24 hour emergency line

    Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy


    Q3) What does the Admin Fee cover?

    Admin fees are as listed below (correct as of: 05/11/2013)
    Studio: 250.00
    1 Bed: 350.00
    2 Bed: 400.00
    3 Bed +: 500.00



    3) Is an Admin Fee charged when the tenancy becomes a Statutory Periodic Tenancy?

    5. Landlord Fees
    Q1) What services are provided for the Landlord?

    A1) There are 2 services offered:
    • Let ONLY service
    • Management service

    Q2) What does a Let ONLY Service cover?

    A2) Let ONLY service Breakdown: 
    Agree the market rent and find a tenant in accordance with the landlords guidance

    Advise on refurbishment

    Provide guidance on compliance with statutory provisions and letting consents

    Carry out accompanied viewings

    Market the property

    Negotiate tenancy terms

    Prepare Tenancy Agreements

    Collect and remit INTITAL MONTHS rent as received

    Deduct commission and other works

    Agree collection of any shortfall and payment method

    Provide tenant with method of payment

    Provide tenant with Landlords 24 hour emergency contact details

    Deduct any pre-tenancy invoices


    Q3) What does a Management Service cover?

    Agree the market rent and find a tenant in accordance with the landlords guidance

    Advise on refurbishment

    Provide guidance on compliance with statutory provisions and letting consents

    Carry out accompanied viewings

    Market the property

    Negotiate tenancy terms

    Prepare Tenancy Agreements

    Prepare landlord and tenant details and protect the security deposit with a Government authorised Scheme

    Collect and remit monthly rent as received

    Pursue non-payment or rent and advise on rent arrears actions

    Deduct commission and other works

    Undertake TWO inspections per annum and notify landlords of the outcome

    Arrange access and assess costs with contractors for routine repairs and instruct approved contractors

    Hold keys throughout the tenancy

    Point of contact for tenants including out of hours emergencies

    Review rent in accordance with current prevailing market conditions and advise landlord;     negotiate new terms of rent with tenant and agree payments

    Negotiate with landlord and tenant any disbursement of security deposit

    Return deposit as agreed with landlord and tenant to relevant parties

    Remit any disputed amount to Scheme for final adjudication

    Unprotect any security deposit


    Q4) What Fees are charged?

    A4) Fees list is as follows:

    • Let ONLY Service: 3 Weeks rent
    • Management service: 10-15% (Per Calender month/4 weekly for the full term of the tenancy. 
    • Inventory: Dependant on number of bedrooms and/or size of property and any outbuildings. (price on request)
    • Additional Property Visits: 30.00 per visit.
    • Copy of rent statement: 25.00 (each 12 months continual statement or part thereof) per request.

    6. Deposits
    What amount of deposit is required?

    Deposit amount required is 4 weeks or 1 month. Along with this, we also require Advance Rent of 4 weeks or 1 month.

    7. Property Licence
    Q1) Do all properties in Newham need a licence?

    A1) All privately rented properties within the London Borough of Newham require a licence from the 1st of January 2013. Currently there are 3 types of licences. Selective, Additional HMO & Mandatory HMO.


    Q2) Do all properties in Barking & Dagenham need a licence?
    A2) All privately rented properties within the London Borough of Barking & Dagenham require a licence from the 1st of Septmeber 2014. Currently there are 3 types of licences. Selective, Additional HMO & Mandatory HMO.


    Q3) Do all properties in Waltham forest need a licence?
    A3) All privately rented properties within the London Borough of Waltham Forest require a licence from the 1st of April 2015. Currently there are 3 types of licences. Single dwelling, Non mandatoryl HMO & Mandatory HMO.



    Q4) Are all the properties that you manage licensed?

    Yes. All our properties that fall under the London Borough of Newham, Barking & Dagenham and Waltham Forest are licensed. We WILL NOT manage or rent out a property within these boroughs without first obtaining a copy of the property licence.

    8. Notices
    Q1) What happens at the end of a fixed term tenancy regarding notices?

    A1) Once the 6/12 months contract comes to an end, the contract automatically converts to a periodic tenancy. This means that the contract is renewed on a monthly basis. This is done automatically and without the tenant having to request it. For this reason, if the tenant only wishes to stay for 12 months and wants to vacate the property once the 12 months contract comes to an end, they MUST give 1 MONTHS NOTICE IN WRITING at the end of the 11th month of the contract.

    Q2) I have a 12 month contract which is coming to an end. Do I need to give any notice if I wish to vacate the property?

    A2) Yes you do. We require one months notice in writing a full month before the end of the tenancy.

    Q3) I have a 12 month tenancy which is coming to an end. I wish to carry on staying at the property. What do I do?

    A3) The tenancy automatically becomes a periodic tenancy at the end of the fixed term tenancy. You do not need to do anything.

    Q4) Can the landlord ask me to leave the property?

    Q4) Yes they can however the landlord/letting agent will need to give you a minimum of two full months notice.
